Why Fall Can Still Be a Great Time To Sell

When summer comes to an end, some homeowners assume their opportunity to sell has gone with it. But selling a home in fall can still put your property in front of serious buyers who want to make a move before the year ends.

Spring gets plenty of attention in real estate, but home sales do not suddenly stop when fall arrives. In fact, historical sales activity shows that the final months of the year continue to account for a meaningful portion of annual home purchases. Buyers who are shopping during this time are still making offers, closing transactions, and moving into new homes.

Plenty of Homes Sell Late in the Year

According to data from the National Association of Realtors, approximately one third of existing home sales take place during the final four months of the year. That portion of annual sales has also increased each year since 2023 (see graph below):

That is an important reminder for homeowners who are considering waiting until the traditional spring selling season.

Fall is not simply the period after the real estate market has finished for the year. A significant number of buyers and sellers are still completing moves during September, October, November, and December.

What Could the Rest of This Year Look Like? 

Current forecasts from Fannie Mae, the Mortgage Bankers Association, the National Association of Realtors, and Wells Fargo point to approximately 4.16 million existing home sales for the year.

Based on the number of transactions completed so far and typical sales patterns, roughly 1.4 million additional existing home sales could take place through December.

That works out to approximately 11,800 homes selling per day during the fall months.

For homeowners thinking about listing, those numbers offer some useful perspective. There may be fewer casual shoppers than during the busiest parts of the year, but there are still buyers who need or want to purchase before the year ends.

Some may be relocating for work. Others may want to settle into a new home before the holidays or start the new year in a different location. Life circumstances do not always follow the spring real estate calendar.

Fall Sellers Still Need the Right Strategy

Having active buyers in the market does not mean every property will sell automatically. The way a home enters the market matters.

Pricing is especially important. Buyers have access to plenty of information and can quickly compare a property with similar homes nearby. A listing that starts too high may struggle to generate interest, while one that reflects current local conditions has a better opportunity to attract serious attention.

Presentation matters too.

Strong photography, thoughtful preparation, appealing marketing, and easy access for showings can all influence how buyers respond to a property. When fewer homes are competing for attention than during peak listing season, a well prepared home can have an opportunity to stand out.

This is also where local market knowledge becomes valuable. Real estate conditions can vary considerably from one neighborhood to another. An experienced local agent can look at recent sales, current competition, buyer activity, and pricing trends to develop a strategy based on what is actually happening in your area.

Waiting Until Spring Is Not Your Only Option

There are valid reasons to wait until next year, but the calendar alone does not have to be one of them.

If selling now fits your personal plans, the fall market may still provide an opportunity to connect with buyers who are actively searching and prepared to make a move.

Rather than assuming you have missed the busiest selling season, look at what is happening in your local market and determine whether listing now makes sense for your goals.

You do not necessarily have to wait until spring to put your home on the market. Homes continue to sell throughout the final months of the year, and motivated buyers are still searching for the right property.
