Why People Are Still Making a Move Today

Why People Are Still Making a Move Today

Life changes don’t always wait for the perfect housing market.

moving in today's housing market

If you’ve been putting your moving plans on hold, you’re not alone.

Many people are waiting for lower mortgage rates, softer home prices or a market that feels more predictable before making a move. On paper, that seems like a smart approach.

But for many households, the reasons they wanted to move in the first place haven’t gone away.

Maybe your home feels too small for a growing family. Maybe the kids have moved out and the extra space no longer makes sense.

Perhaps you want to be closer to aging parents, recently started a new chapter after a marriage or divorce, or you’re preparing for retirement somewhere new.

Life keeps moving forward whether the housing market cooperates or not.

At some point, staying put can become more difficult than making a change. That’s one reason many buyers are still purchasing homes today. They’re not necessarily waiting for perfect conditions. They’re responding to real life needs that require action.

The Life Events Behind Many Moves

According to data from the National Association of Realtors (NAR), one out of every five buyers last year felt they needed to purchase a home regardless of current market conditions.

That highlights an important reality: financial considerations matter, but personal circumstances often play an equally important role in housing decisions.

Major life transitions happen every day, and NAR reports that approximately 22.5 million Americans experience significant life changes within a typical two year period (see graph below):

These events often reshape what people need from a home. A new job, growing family, retirement, caregiving responsibilities, or a desire for a different lifestyle can all influence where and how someone wants to live.

As Chen Zhao, Head of Economics Research at Redfin, explains:

“Life doesn’t stand still—people get new jobs, grow their families, downsize after retirement, or simply want to live in a different neighborhood.”

When your current home no longer aligns with your needs, waiting can feel frustrating. Each month spent hoping for different market conditions is another month living in a situation that may no longer support your goals.

Today’s Market May Offer More Possibilities

Affordability remains a concern for many buyers, but there are some encouraging trends worth considering.

One of the biggest changes is the growth in available inventory. The number of homes on the market has increased for four consecutive years.

More available homes can mean more choices, less competition, and in some markets, greater flexibility during negotiations.

That doesn’t mean buying a home is easy. It does mean buyers may have opportunities today that weren’t available during the extremely competitive market conditions of recent years.

If you’ve been waiting for the perfect time to move, it may be worth asking yourself a different question.

Instead of focusing only on where rates or prices might go next, consider whether your current home still supports the life you want to live.

If the answer is no, it may be worth exploring your options.

With more homes available and changing market conditions across many areas, there may be solutions that fit both your lifestyle needs and your budget.

Bottom Line

Life rarely follows the timing of the housing market.

Families grow. Careers change. Retirement plans evolve. Relationships begin and end. Priorities shift.

When that happens, the home that once fit your life may no longer be the right fit.

If you’ve been thinking about a move, let’s discuss what’s possible in today’s market. You may discover there are more opportunities available than you realize, regardless of where mortgage rates or home prices go next.
