Allen's Summer 2026 Field Guide: How Watters Creek and The Farm Quietly Became One Corridor

The stretch of Allen between Bethany Drive and the Sam Rayburn Tollway used to feel like two separate errands. Watters Creek Village on one end for a Saturday coffee, and The Farm on the other for the newer entertainment builds. This summer, that mental map is out of date.

Enough has opened, broken ground, or been announced in the last twelve months that residents who still think of them as two destinations are missing the point. The corridor along SH 121 is consolidating into a single walk-and-bike zone, and the calendar of 2026 openings is the clearest signal yet that the city planned it that way.

The corridor is the story, not the individual openings

Read the individual press releases and you get a scattered list. Read them together and a pattern shows up. Restaurant, retail, hotel, and multifamily projects are converging on a two-mile stretch, tied together by trail infrastructure that most Allen homeowners have not tried yet.

Here is what shifts if you accept that framing: your Friday night, your Sunday morning walk, and your out-of-town-guest itinerary all get shorter. You stop driving between destinations that are, in practice, already connected.

Watters Creek Village, restocked

The Village finished a quiet retail refresh over the last year and a half. If your last visit was for a birthday dinner in 2023, the tenant mix has moved.

  • Vaqueros Texas Bar-B-Q, which opened at Watters Creek Village in January 2025, comes from James Beard nominated Chef Trey Sánchez and builds on recipes from his father's barbecue restaurant
  • Bread Winners Café & Bakery, serving warm cinnamon rolls, caramel pecan rolls, and a full brunch menu
  • Barnes & Noble returned with a refreshed bookstore and café format
  • The Tox, Color Me Mine, Lucy's Yard, Pure Green, and Louis G.
  • Tutto Gustoso is coming soon

Across the parking field at The Village at Allen, Homesense and Game Nerdz are new arrivals, and outdoor gear retailer Sierra is now open. None of these openings on its own would rewrite your weekend. Stacked, they change what you can accomplish in a single stop.

Fondue arrives in July, with an address worth knowing

The most anticipated Watters Creek debut of the year is The Melting Pot, opening summer 2026 at 935 Watters Creek Blvd N., on the northeast corner of Watters Creek Boulevard and Simone Lane. It will be the brand's third Dallas–Fort Worth location, after Addison and Arlington, and its 94th in North America.

Two details worth registering. First, the operators, Tracie and Dan Greene, are Lucas residents, not out-of-market franchisees. Second, the format includes a vibrant bar and weekend lunch service. That last piece matters if you have been looking for a slower, sit-down midday option that is not another burger patio.

The Farm has gone from construction site to neighborhood

If you have driven past the SH 121 and Alma Drive corner and assumed it is still years away from useful, you owe it another look. The Farm is a 135-acre mixed-use project on land the Johnson family has owned since 1964, developed by Allen-based JaRyCo Development with Dallas architect Omniplan.

The build-out numbers are worth holding in your head as a baseline for everything else in this post:

What is actually open or dated so far:

  • Chicken N Pickle opened at The Farm in May 2025
  • The Hub, an open-air entertainment venue, is operating with 35,000 sq ft of restaurant space including Macho Taco, Hooked Sea to Table, and The Salty Butcher
  • High 5 Entertainment, a two-story family entertainment center with 24 bowling lanes, a two-story laser tag arena, ax throwing, escape rooms, and a mini golf course, sits on three acres of frontage
  • FarmWorks One, the three-story, 102,000 sq ft Class A office building that opened in fall 2024, was over 55% occupied as of early March 2026
  • Alta at The Farm (2023) and Alta Magnolia (2025) are the first two Wood Partners multifamily communities on site

The 2026 additions are what tip the balance from "under construction" to "functioning district." Wood Partners broke ground in March 2026 on Alta Preserve, a four-story, 311-unit Class A community with one, two, and three-bedroom apartments. Hilton Home2 Suites purchased land for the first hotel at The Farm and was expected to begin construction in July 2026, with 124 guest rooms, a conference center, a pool, and outdoor lounges targeting a Q1 2027 opening. A third residential phase of roughly 300 units is queued behind that.

And then there is the announcement that got the most local attention: Katy Trail Ice House Ranch is bringing its third and largest DFW location to Allen, with groundbreaking expected in 2026.

The connective tissue most residents have not walked

Here is the piece that gets lost in the individual project coverage. The Farm's trail plan includes 2.5+ miles of hike and bike trail around the perimeter, the Farm Trail running from West Lake Park through the Greenbelt District, and the Watters Creek Trail. All of it is designed to tie into the City of Allen trail system and to connect north into McKinney's trail system.

Read that again with your daily habits in mind. A resident with a house within a mile of Alma Drive can, on paper, walk or bike a continuous route from home to a Class A office building, to a lake with a boardwalk, to a pickleball venue, to a bowling and laser tag facility, to open-air restaurants, to a fondue spot at Watters Creek. Whether every connection is finished today is a fair question. The point is that the framework is being built as one system, not two.

The 16-acre greenbelt along Watters Creek is being kept as a natural wooded area, similar to what it has been for decades, which is the part that changes the character of the walk. This is not a plaza-and-fountain corridor. It is a creek corridor with trailhead access.

A summer rhythm that uses all of it

If you already live in Allen, treat this list less as a to-do and more as a challenge to change one habit.

  1. Sunday morning. Trade the drive-through breakfast for a walk or ride from your neighborhood into The Farm, coffee at The Hub, and a loop back through the Watters Creek greenbelt.
  2. Wednesday evening. Chicken N Pickle for a court reservation, then dinner outside. This is where the SH 121 corridor becomes a school-night option, not a weekend-only outing.
  3. Friday date night. The Melting Pot once it opens. Reserve early. New DFW locations of established brands book heavily in their first summer.
  4. Saturday afternoon with out-of-town guests. Barnes & Noble at Watters Creek, a stop at Vaqueros, then walk to the Village green.
  5. A rainy day with kids. High 5 for bowling and mini golf under one roof.

Two of those five are new this year. One of them did not exist twelve months ago.

What all of this quietly signals

The Allen Economic Development Corp. has been direct about the intent behind the SH 121 corridor, and Mayor Debbie Stout has framed The Farm as the transition of longtime farmland into a modern urban center. The design is deliberately walkable, deliberately mixed use, and deliberately tied to trails rather than parking lots.

For a homeowner, the practical read is simpler. Amenities that used to require driving to Legacy West or the Star are now, in a rougher form, five minutes from your front door. That is worth knowing whether you plan to move next year or stay for the next decade, because the character of your neighborhood is being set now, in the choices you make about which of these places becomes part of your week.
